Here are nine resolutions you can keep in 2022 as a homeowner.

Many of us started the year with resolutions. Some of them are still going strong, and some have already fizzled out. If you’re looking for a new resolution, I have a few great ones for you. Here are nine smart and practical resolutions you can have as a homeowner in 2022:

1. Start an emergency fund. Life is unpredictable. We never know what tomorrow will bring. It could be a leaky roof or a busted water heater. These could turn into major issues if you don't have money set aside to cover them. Most experts recommend that you have three to six months’ worth of expenses saved.

2. Make a home inventory. This is a great way to make sure your items are protected in the event of disaster or theft. It’s also a way for you to let the insurance company know the value of the items you own. Simply walk around your house with your phone, record everything you see, talk about the items you record, and mention the price at which you bought them. If you already have a home inventory, right now, after the holidays, is a good time to update it.

3. Review and update your homeowners insurance. Let’s start the year off with good coverage and a good rate.

A small leak now is a lot less expensive to fix than a big leak later.

4. Make on-time payments. This sounds simple and easy, but life can get away from us. My best advice is to go to your bank mortgage website and sign up for automatic payments so that you never forget.

5. Be more energy-efficient. Make sure your lightbulbs are energy efficient. Check for cracks in doors and windows that let cold air into your home.

6. Make a realistic cleaning plan. I hate this chore, but a clean house makes a big difference in your mood. You don’t have to clean the whole house at once. Start with one room at a time.

7. Prepare an emergency kit. Having a kit in place is crucial to make sure any emergency doesn’t get too bad.

8. Address small issues now. Use the aforementioned emergency fund to fix some imperfections around your home. When things go wrong, take care of them right away. A small leak now is a lot less expensive than a big leak later.

9. Set up a home maintenance calendar. Like having a clean home, this is a great way to make sure those little projects around the home get taken care of year-round. Cleaning behind the fridge, cleaning out the gutters, and more will make sure your house is a great place to live in for years to come.
