I’m discussing buyer consultations and why they’re so important.

Have you been looking to buy a house but are overwhelmed with the entire process? We're going to be talking about what a buyer consultation is, why it's important, and how scheduling one can help ease your stress.

I was in a buyer consultation with a client a few weeks ago and they expressed how thankful they were that we took the time to sit down with them. They had gone through the process of looking at houses and talking to multiple agents, but they were getting overwhelmed. By taking the time to learn what their situation was and figure out exactly what they were trying to accomplish, we were able to calm their nerves, get the process rolling again, and get them under contract on a property.

A buyer consultation is a time for you and your agent to get to know one another. We’ll learn what your hopes and goals are. We're also going to talk about what kind of property you’re looking for. Are you looking for a condo, a house, or land that you can build on?

We're also going to talk about what your transition plan is. Do you have a home that you have to sell in order to purchase or are you renting? If you're renting, what does your lease look like? How long do you have until your lease expires? Can you buy out of that lease sooner? Can you sublet? When are you available for showings? All of those things are very important in trying to learn about your situation so that we can make some well-informed decisions going forward.

We're also going to talk about how to schedule an appointment for a house. A good buyer’s agent and a good team will offer you a lot of options, especially in this market. A good buyer consultation is also going to provide you with a list of service providers. Whether that's a lender, a home inspector, a title company, or a contractor, a good team of agents is going to connect you with quality service providers to make sure that you are well informed about the process.

Probably the most important thing that we're going to discuss during a buyer consultation is strategy. We’re in an incredibly competitive seller's market. Homes are often selling above asking price in a matter of days, so we need to figure out when and how we should write an offer on a house that will stand out from the rest. Sometimes that's the price but not all the time. We have strategies and plans in place to make sure that your offer gets to the top of that list.
